Looking after a property that someone else rents is time consuming, can be stressful and a never ending “to do” list. It is also easy to make a costly mistake if you miss one of the many rules and regulations aimed at protecting both you and the tenant.

We work hard to fill properties with long-term stable tenants who are fully referenced, credit checked and a guarantor can be put in place if needed.  

We also make sure that a full inventory and property check is carried out not just when a tenant moves in and then moves out, but mid-term as well so we can keep on top of any issues.

Tenants

If you’re looking for a rental property across Merseyside, then we would love to hear more about what you’re looking for. 

Our team are here to help whether you’re a first-time renter or looking to move into a new property. We’ll never push you into a decision you’re not sure about or pressure you to sign anything before you’re ready.

Some key questions to ask before starting to look for your new home:  

How long do you want the tenancy for? Usually, tenancies are for 6 months but can be longer upon request.

What can you afford? Think about how much rent you can afford to pay: 35% of your take-home pay is the most that many people can afford, but this depends on what your other outgoings are (for example, whether you have children). Ask our team how the affordability checker works!

Do you have your documents ready? We will you to confirm your identity, immigration status, credit history and employment status.

Do you have the right to rent property in the UK? Landlords must check that all people aged over 18 living in their property as their only or main home have the right to rent. We will need to make copies of your documents and return your original documents to you.

All our rental properties usually require one month’s rental payable in advance, one month’s rental, payable as a deposit.

We are required to credit check all tenants prior to letting a property. We understand that not everyone will pass a credit check, so in these circumstances, we are happy to credit check a homeowner guarantor if the landlord agrees to this.

Using a letting agent such as Lyons Estates gives you total peace of mind that you’ll be living in a safe place with a landlord who is fully compliant.

All our properties have gas safety certification along with carbon monoxide and smoke detection. All properties are licensed and comply to the Fitness for human habitation act 2018. As a tenant you will also be provided with a full Right to Rent Guide prior to signing up.

We’re highly ethical and will only work with ethical landlords so we know that you’ll be happy in your new home, however long you’re there.

TENANT FEE INFORMATION

Applicable to all new assured shorthold Tenancies (ASTs) signed on or after 1st June 2019

Holding Deposit – capped at One weeks rent
Paid by you to reserve the Property. This will only be retained by us if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and/or Deed of Guarantee) within 15 calendar days.

Deposit – capped at 5 weeks rent where the annual rent is under £50,000 and 6 weeks rent where the annual rent is £50,000 or higher.

This will cover damages and defaults by the tenant as detailed in the AST during the tenancy.

Late payment of Rent

Interest will be charged at 3% above the Bank of England Base Rate from Rent Due date until paid in full. This will not be levied until the rent is more than 14 days in arrears with the interest calculated back from the first day of the arrears.

Lost Keys or security devices

Tenants are liable to the actual cost of replacing any lost key(s) or other security device(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord any other persons requiring keys will be charged to the tenant.

Variation or changes to an existing tenancy agreement — £50 (inc. VAT) per change.
This charge will cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents. This also covers costs in ‘change of sharer’ situations and covers the landlords costs in securing a new sharing and associated legal requirements in processing that new sharers application.

Early Termination as requested by Tenant

Should you wish to leave the property before the end of your tenancy agreement, and should the landlord agree to this, then you will be liable to cover the landlord’s costs of re-letting the property as well as any rent due under the terms of your tenancy agreement up until the point the replacement tenancy commences.

Utility Payments

Tenants will remain responsible, unless agreed otherwise, for all utility payments, TV licence and Council Tax accounts. Please refer to your AST for full information.
